Beginnings

Joe Enters the Parking Industry

Joe Dudek starts his career in parking. Over the next fifteen years he takes on pivotal roles across airports, off-airport facilities, hospitals, hotels, valet, medical centers, on-street, municipal contracts, and Class A commercial buildings.

1999
Entrepreneurship

Priority One Parking

Joe founds Priority One Parking, an off-airport parking enterprise. Multiple facilities. New standards in customer service and operational efficiency. Building a multi-location business teaches the economics of ownership from the inside out.

Leadership

Joe Takes the Helm at LAX

General Manager of one of the nation's largest parking operations. 800+ employees. $85M in annual revenue. $28M payroll. Joe executes a 40% staff reduction while increasing net revenue by 200%, rebuilding the entire control environment.

Jason Joins LAX

Jason Scott joins as Operations Manager. 450 employees. $22M payroll. 30%+ profit margins. He learns what breaks inside a parking operation at scale and what it takes to keep it running while fixing it. The partnership begins here.

JD Enterprises Founded

Joe and Jason leave LAX to build something different. Owners need someone on their side who has actually operated parking at scale. JDE launches with assurance and project management. Two people, one vision.

LA Metro: Largest PGS in the Country

JDE is awarded the largest parking guidance system project in the United States. 28,000+ spaces across the LA Metro transit system. The firm's project management reputation is established overnight. Jason becomes partner.

Expansion

JDE Goes National

Coast to coast. Asset management, parking studies, audits, and project management for airports, REITs, municipalities, and institutional owners. What started as two consultants in LA now serves clients in every major market.

Parking PI Launches

The parking industry's first purpose-built mystery shop program. Not borrowed from retail. Built by parking professionals who know what to look for because they've been behind the counter. 3,000+ shops and counting.

My Parking Supply Launches

JDE introduces My Parking Supply, an online platform offering 500+ parking consumables and operational supplies. Parking, valet, janitorial, construction, traffic, and safety. If it keeps an operation running, we stock it or we source it.

800+ Projects, National Expansion

Umojo partnership for AI-driven analytics. Joe presents at PIE. The firm triples staff, crosses 800 completed projects and $150M in managed installation value. A decade in, the thesis still holds.

We didn't enter parking through consulting or finance. We entered through operations: managing cashiers, reconciling revenue, fixing broken gates at 2 AM. When we audit your facility, we know what a red button on a vend terminal means. We know what 1,507 missing tickets in 177 days looks like. We've seen it because we've lived it.

We work for the asset owner. Not the operator. Not the vendor. That independence is why we found $277K in contract overages an operator didn't disclose, $76K in payroll anomalies a city didn't catch, and $900K in revenue a lot owner was leaving on the table.
